Water Heater Repair: common questions

No hot water at all. Is the tank finished?

Not necessarily. On electric units a failed element or thermostat is the usual cause and both are inexpensive. On gas units it is often the thermocouple or gas valve. We test before quoting parts.

Water is pooling under my heater. Can it be repaired?

If it is coming from a fitting, the T&P valve or the drain valve, usually yes. If the tank itself has rusted through, no repair will hold and replacement is the only honest answer.

Why does my water heater rumble or pop?

Sediment has settled on the bottom and water is boiling underneath it. A flush often fixes it. On a tank that has never been flushed and is over ten years old, it can also be a sign the end is near.

How long should a water heater last in Florida?

Eight to twelve years for a standard tank, less where water is hard and the anode rod has never been changed. Tankless units run longer if they are descaled annually.

Hot water runs out faster than it used to. Why?

Usually sediment taking up volume in the tank, a failed lower element on an electric unit, or a dip tube that has broken up. All three are diagnosable in one visit.

Can you repair the same day in Florida?

Common parts for the major brands ride on the truck, so most repairs finish on the first visit. If a part has to be ordered we will tell you on the spot and give you a date.
